Negotiated General Contracting & General Contracting

Our staff of project managers, superintendents and foremen has an impressive reputation as construction leaders. DLP’s résumé includes projects awarded through owner negotiations and by the traditional low-bid approach. In either case, before or after award, we are committed to partnering towards a successful project conclusion that we and the owner can be especially proud of.

Construction Management at Risk

As the name implies, when we provide construction management at-risk services, we assume the risk of completing the project for a specified amount. We are able to provide this security to the owner for two reasons: we assume greater control of the project and we have great confidence in our ability to produce accurate estimates.

Preconstruction

DLP’s approach to preconstruction is based on the premise that the quality and completeness of our preconstruction efforts are directly proportional to the success of our projects. We provide a complete range of preconstruction services, both on a fee basis and as part of a negotiated package price for the entire project. The goal of our preconstruction team is to ensure that the design team fulfills the owner’s needs at the lowest possible cost.

Design-Build

Under this contract format, both design and construction are in the hands of one entity, creating a single point of responsibility. At DLP, the design-build format is ideally suited to fast-track projects.

Historic Renovation & Restoration

DLP has received several awards on both the state and local level for performing interior and exterior restoration work on all types of older structures, including residential, commercial, and industrial buildings. The scope of work includes complete building restoration, historic building rehabilitation, reconstruction and adaptive re-use.

Sustainable Design & Construction

The economics of “green building” have changed dramatically over the past years. We will work with you to identify the ideal mix of green building practices and materials to help you balance immediate costs with long-term cost-savings. If LEED certification is a particular goal for your project, we will manage the work to attain the appropriate level.

We follow the guidelines and recommendations of the United States Green Building Council (USGBC) so that we are able to leverage every advantage that sustainable and environmentally sound building techniques provide.

Furniture, Fixtures & Equipment (FF&E)

In addition to providing general contracting services, we have helped owners, architects, and designers with their FF&E needs. From handling the entire FF&E package to coordinating the installation of owner-supplied finishes, we have the experience to produce world-class results.
